Delinquencies are up at income-restricted housing 

 

Bradley Crossing has seen about a three-fold increase in rental delinquencies during the pandemic. 

The income-restricted housing is operated by JFS Housing, which is a wholly-owned subsidiary of Jewish Family Services. 

The apartment complex in Brown Deer offers 114 units of family and individual housing, with income cutoffs. Half the units are for households with at least one family member who has a disability.  

“I think it’s fair to say that our rental delinquencies have been three times as high as they normally are,” said Daniel Fleischman, vice president at Jewish Family Services. The increase is based on a comparison of pandemic numbers to pre-pandemic numbers, he said. 

The delinquencies can result from a loss of income because of the pandemic, he said.  

“We are working with residents as much as possible to keep people stable in their housing,” he said. We know that eviction is traumatic and has cascading and reverberating consequences for folks.” 

At present, government restrictions bar evictions for Bradley Crossing, and for some other rental facilities, but at some point, that will change.  

JFS Housing has been assisting renters with payment plans and their applications for pandemic-era government rental assistance.
